Mount Pleasant estate to have 6,000 HDB flats, up from 5,000 previously announced

Presented by the new Mount Pleasant MRT Station on the Thomson-East Coast Line, Mount Pleasant will be a car-lite estate and include Transit Priority Corridors with dedicated bus lanes, broader foot pathways and biking paths. New roads, consisting of a major road named “Old Police Academy Road”, will additionally be created to boost availability. There will even be a protected pedestrian thoroughfare that attaches the numerous precincts in Mount Pleasant, HDB shares.

The first BTO project in the Mount Pleasant estate will be opened as part of the October 2025 BTO activity. Named Mount Pleasant Crest, it is going to give about 1,350 units of two-room flexi to four-room flats. There will even be 270 units of public rental flats.

According to HDB, the expanded supply follows “additional detailed planning investigations” and are going to help to fulfill good housing interest.

Lee Sze Teck, leading supervisor of data analytics at Hiuttons Asia, thinks the Mount Pleasant Crest project that will be launched for sale in October will attract strong interest, as a result of its place near Mount Pleasant MRT Stop and schools such as CHIJ Primary Toa Payoh and Singapore Chinese Girls’ School.

HDB states the “white flat” layout will be offered at Mount Pleasant Crest. Flat clients can select the open-concept layout, that offers an adjoining living and bedroom area without partition wall structures, when they are welcomed to book a flat.

Four Build-to-Order (BTO) ventures are planned for the upcoming Mount Pleasant estate, which will generate around 6,000 new condos upon completion. This is 1,000 greater than the 5,000 units formerly revealed for the 33ha site, HDB claims in a Sept 2 press release.

This will be the second BTO project to offer the white flat layout, after the Crawford Heights BTO project, that released last October. According to HDB, referring to four in 10 flat customers selected the layout at that project.

Eugene Lim, key director at ERA Singapore, notes that the white flat style at Mount Pleasant Crest may appeal to more youthful Singaporeans and homeowners intending to do extensive renovations. “A white level typology will certainly provide the choice to tailor-make their design to cater to their real estate needs, permitting flexibility over the longer term,” he claims.

Mount Pleasant’s distance to Toa Payoh will also factor into need and prices. “The project may be a Prime BTO as resale flat prices in Toa Payoh are quite high and the older estate has one of the highest numbers of million-dollar resale flats,” Lee adds. Prime apartments are subject to tighter guidelines, like a 10-year minimum occupation duration and a subsidy clawback.

Six buildings, which HDB says were “identified as one of the most substantial representations of cops heritage”, have been saved and will definitely be integrated right into the new estate. Four blocks are going to be repurposed for different uses like an area police post and SPF Heritage Gallery. One block will continue to serve as the Senior Law Enforcement Officer’ Mess, while another will be incorporated right into future developments. Additionally, the former OPA parade square will be maintained as public space for community use.

The Mount Pleasant estate rests on the location of the Old Police Academy (OPA), near the Thomson Flyover off the Pan Island Expressway. The OPA was utilized as the training institute for the Singapore Police Force (SPF) up until 2005.
