Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore

The Kallang Basin Swimming Facility spot is within walking range of Geylang Bahru MRT Terminal and the Geylang Bahru Market and Food Centre. Lim notes that a lot of the public housing blocks in the Geylang Bahru area were built in the 1970s, showing a desire for brand-new growths that will certainly rejuvenate the location.

Meanwhile, the St Wilfred Sport Centre is a 10-minute walk from Boon Keng MRT Stop. It lies near to St George’s Road, wherein many of the existing HDB apartments date back to the 1980s, according to Lim.

He anticipates the future BTO job at the site could include a mix of 2- to four-room apartments. “The neighboring sites have a plot ratio of 2.8, and assuming a quite similar plot ratio, we might see some high-rise BTO apartments, potentially approximately 36 floors,” he includes.

The intentions to close the Kallang Basin and St Wilfred sports centers for redevelopment are reasonable, given that both locations are considerably older compared to many other sports facilities, observes Eugene Lim, main executive officer at ERA Singapore. “It makes sense for the locations to pave the way for much better land use, especially considered that they are situated fairly close to the city centre,” he includes.

The Kallang Basin ActiveSG Swimming Complex and the St Wilfred ActiveSG Sports Centre are going to discontinue operations permanently in the 2nd half of 2025. On June 13, URA, HDB and Sport Singapore together publicized the closure of the centers upon their contract expirations. The Kallang Basin facility, located on Geylang Bahru Lane, will close on Sept 1, and the St Wilfred facility on St Wilfred Road is going to shut on Oct 1.

Lim assumes that future Build-to-Order (BTO) plans at the area might be designated as Plus flats due to their distance to town and features. Plus flats have tighter resale constraints compared to Standard category flats, including a longer minimal occupation duration of ten years and restrictions on leasing the flat.

Locals will have access to a brand-new Sport-in-Precinct facility in nearby Kolam Ayer, which is set to start at the end of the year. On the other hand, plans to introduce public housing at the two sites are currently being studied, according to the firms.
